Dartmouth Advantage Partners, LLC is a real estate development and construction company which develops single-family housing, condominiums and apartments in Eastern Massachusetts.

The company provides a broad range of real estate services to evaluate, purchase, develop and construct residential housing projects and was founded by Albert Ellis and Rick Katz. The company is actively engaged currently in a number of projects.

Rick Katz

Mr. Katz has been actively involved in financial, construction and management activities for a number of residential for-sale projects in Eastern MA for the last 21 years. Mr. Katz ran a building supplies distributor from 1995-2007 and participated in a number of development and construction projects during that time period. Since 2007, Mr. Katz has been actively involved in the land development and residential construction businesses with activities in a number of communities on the north shore of MA, Southport on Cape Cod and Finback Lane Nantucket.

Prior to returning to Boston in 1995, Mr. Katz was a Managing Director of Corporate Finance in the Investment Banking division of Lehman Brothers in New York City. Mr. Katz holds a B.A. from Dartmouth (1979) and an M.B.A. from the Darden School at the University of Virginia (1983).

Albert Ellis

Mr. Ellis has been active in the residential real estate development business for more than 30 years with projects in several eastern Massachusetts communities. During the early period of his Massachusetts residential development experience, Mr. Ellis concentrated on land development, conveying finished lots to home builders. By 1999, the majority of his business was comprised of the vertical construction of single family homes and town homes.

Currently, Mr. Ellis is involved with land development and home construction activities in a number of communities on the north shore of Massachusetts,  Southport on Cape Cod and Finback Lane Nantucket. He has also completed Bird Pond Village and Indian Woods.  Prior to entering the real estate industry in Massachusetts, Mr. Ellis was active in land development and construction in Colorado. Mr. Ellis is also involved in a family owned commercial real estate company. Mr. Ellis graduated from Phillips Academy in 1976 and Dartmouth College in 1980.

Target Market:  Dartmouth Advantage Partners’ target market is residential for-sale and for-rent projects in select locations in eastern MA. The Company focuses on projects ranging from 10+ to several hundred residences to provide superior returns.

Competitive Advantage Through Local Knowledge and Experience:  Mr. Ellis and Mr. Katz have worked in real estate development fields for 35 and 22 years respectively.  Both principals have experience in several market cycles.  We have an extensive network of deal sources including landowners, estate lawyers, real estate professionals, etc.

Advantage of Both For-Sale and For-Rent Development: Dartmouth Advantage Partners is pursuing development opportunities in both the for-sale and rental residential markets.  Participation in both sectors serves as a natural hedge for a downturn in either market.

Exclusive Opportunity in Select Urban Centers:  Dartmouth Advantage Partners is also working closely with a number of Eastern Massachusetts mayors and town elected officials on the redevelopment initiatives of selected core city and town center sites.
